Purchase Process
Step 1
We are a friendly team, so please get in touch to discuss your requirements and any additional questions you may have. We will then send you a selection of properties to browse.
If you are not yet sure exactly what you are looking for or where, don’t worry. Just give us a rough idea of what you would like the property and area to offer and we can go from there. Our years of experience in Spain mean we can help guide you through the decision making process.
Step 2
Once you are happy with your chosen selection of properties, the next step is for you to book your trip to Spain. We can recommend some great local hotels to make your stay enjoyable.
Please ensure you check with us to make sure we are free before booking your flights. This way, we will be able to give you our undivided attention for the length of your stay.
Step 3
Once you arrive in Spain we are happy to collect you from the airport and take you to your chosen hotel, where you will have time to relax and enjoy the Mediterranean lifestyle. We can to collect you from either Murcia or Alicante Airport, and of course take you back for your flight home as well.
During your visit we will take you to view your chosen properties, show you the local area and anything else you may like to see.
Please let us know if there is anything else we can do to assist you during your trip.
Step 4
When you find your dream home you can secure it with a deposit. We will introduce you to our legal team and help you open a Spanish bank account.
To secure your chosen property, a reservation fee of between €3,000 and €10,000 is required at this stage. This reservation fee is part of the overall cost of the property and can be paid by card or bank transfer. You will be required to sign a reservation document confirming your will to purchase the property. The builder also signs to agree to the sale. Once the reservation fee has been paid and the contract has been signed, the next step is to meet one of our professional and friendly English speaking Spanish lawyers. Our legal team will oversee:
- NIE numbers and Spanish power of attorney.
- Checking purchase contracts and managing deposits and all stage payments.
- Completing on the property and managing all completion payments.
- Organisation and installation of water and electricity metres.
- Setting up of direct debits for water and electricity.
As mentioned above, we will also assist you in opening a Spanish bank account and you will be given guidance and personal attention throughout.
Step 5
While you’re back at home our legal team will manage any required payments to the builder. We will update you on the progress of your property purchase with regular updates every step of the way.
Stage payments can vary depending on the builder but we will make sure you are clear on what is due and when throughout the process. If you require a mortgage in Spain, we are able to make recommendations with access to a comprehensive range of mortgage schemes.
We can also advise you on how to get the most out of your money should you need to exchange it to Euros. Please do not hesitate to contact us at any stage of your buying journey with any questions or queries no matter how big or small. We are always here to help!
Step 6
Before completion we will visit your property and ensure everything is in order. Once confirmed, our legal team will sign for the property on your behalf and connect the utilities for you.
We don’t want you to have anything to worry about, so we will ensure everything is as it should be before completion. We will make sure we visit the property in person and keep you updated.
Step 7
Congratulations! You now own your dream home in the sun, and once you’re back in Spain we will meet you with the keys and help you settle in. It’s time to celebrate your new purchase.
